Schlater, MS

Schlater is a small town in Jackson County, Mississippi. It is located on the north side of the Pearl River, about thirty-five miles east of Jackson. The population was 1,868 at the 2000 census. Schlater is served by the Schlater School District.

The town was founded in 1892 by J.W. and Lillie (Baxter) Schlater and named for their son, Lewis Schlater. The first business in town was a general store operated by J.W. Schlater and his brother-in-law, A.D. Baxter. In 1895, Lewis Schlater built a cotton gin and began to produce cottonseed oil commercially; this became an important industry in the community later on. By 1900, there were two churches (the Presbyterian and Methodist), two schools (the one-room schoolhouse and a consolidated school), three businesses (a grocery store operated by J Bowers & Son; a blacksmith shop operated by Wm Hargrave; and a drugstore run by Dr Capps), four cotton gins operating locally, two sawmills operating locally, and several farmers raising crops on land that had been cleared of timber years earlier.(1)

Today there are several businesses still operating in Schlater including: Ace Hardware; Bob's BBQ Shack; Dollar General Store; McDonalds Restaurant; Piggly Wiggly Grocery Store; Subway Sandwich Shop; Walmart Supercenter.(2) Additionally there are now also several churches present including: Baptist Church of God with Christ as its main denomination followed closely by United Methodist Church with both denominations having sizable congregations present.; Catholic Church with about fifty parishioners attending services weekly.; Evangelical Lutheran Church with about seventy parishioners attending services weekly.; Jehovah's Witnesses have an active congregation numbering about forty members who meet monthly at Kingdom Hall located on Main Street.; Latter Day Saints have one meeting place - Kingdom Hall - which has approximately sixty members currently residing within its boundaries.).(3)

In addition to these established religious institutions there are now also other types of businesses present such as: hair salon/barbershop called "Haircuts Unlimited"; pet grooming business called "Pawsitive Pet Care"; nail salon called "Nails Inc." There are also now several restaurants available to residents including: Applebee's Neighborhood Grill & Barbecue restaurant located off Highway 49 just west of town near Interstate 20 Exit 191A;" Chick Fil A Restaurant" located off Highway 49 just east of town near Interstate 20 Exit 191B;" Dairy Queen" located just south of Walmart Supercenter on Highway 49;" KFC Restaurant" located just north of Walmart Supercenter on Highway 49;" Pizza Hut" located inside Walgreens Pharmacy adjacent to KFC Restaurant."

There are also now several recreational opportunities available to residents such as fishing at various locations along the Pearl River or playing golf at various courses within driving distance such as Indian Hills Golf Course or Magnolia Country Club.(4)

Real estate in Schlater is primarily composed of single family homes although some duplexes/triplexes have recently been constructed.(5) Prices for homes range from around $50K up into the millions depending upon size/location etc.. Average prices for homes sold during recent years have been around $100K but can reach upwards into the $300K range depending upon location etc..(6) Home values continue to appreciate year after year due to strong economic growth prospects within Jackson County as well as attractive living conditions which include excellent schools district ratings., low crime rates., easy access to major highways making it easy for residents to commute into Jackson or other larger cities nearby., low cost of living relative to larger metropolitan areas., proximity to nature which includes abundant wildlife viewing opportunities both during daylight hours as well as night time activities such as hunting or fishing).(7)

Overall real estate conditions appear favourable for buyers and sellers alike in Schlier although buyer demand appears slightly stronger than seller demand at this time due to limited inventory availability relative to current demand levels.. Potential homebuyers should be aware that home prices can rise quickly during periods when interest rates increase so it may be advantageous for them wait until rates stabilize before making any decisions regarding purchasing a home.. Sellers should not be discouraged if they decide they would like their home sold sooner rather than later since market conditions do occasionally change rapidly even though overall trends appear positive presently
